Ras Al Khaimah Real Estate 2026: Market, Prices and Outlook

Ras Al Khaimah real estate is still rising in 2026, but more slowly, and the next 2 years will be decided by supply and by the Wynn Al Marjan Island resort. ValuStrat’s index was up 5.4% year on year in Q2 2026, with average values of about AED 1,006 per sq ft and gross yields of around 5.3%. The integrated resort, which holds the UAE’s first commercial gaming licence, is now scheduled to open in September 2027, and around 13,800 new homes are due by 2028.

Ras Al Khaimah is about an hour’s drive north of Dubai, with mountains, a long coastline and a fraction of Dubai’s density. For years it was the quiet emirate. The Wynn announcement changed that, and prices on Al Marjan Island moved faster than anywhere else in the northern emirates. This guide sets out what the data says, where foreigners can buy, what things cost and who the market suits. It was last updated on 18 September 2026.

The short version: this is a market with a real catalyst and a real supply risk. Both need to be in your numbers.

What is driving the Ras Al Khaimah property market?

The Wynn Al Marjan Island resort

Nothing has moved RAK sentiment like the integrated resort on Al Marjan Island. It received the country’s first commercial gaming licence in October 2024 and will be among the UAE’s largest hotels by room count, with around 9,000 direct jobs planned. In August 2026, Wynn pushed the opening from early 2027 to September 2027 and raised the budget by about USD 600 million, citing construction disruption linked to the regional conflict and higher material costs.

The resort matters to property in 3 ways: it brings high-spending visitors, it brings thousands of staff who need homes, and it puts RAK on the map for buyers who had never considered it. The risk is that much of this is already in prices on the island. For our view of how the 2026 regional tensions affected UAE property, see how the Iran conflict could impact the UAE real estate market.

Tourism and hotel pipeline

The Ras Al Khaimah Tourism Development Authority targets 3.5 million visitors a year by 2030, and several international hotel brands and 2 new marinas are in the pipeline. Tourism supports holiday-let demand, but it also brings more hotel and serviced supply that competes with private rentals.

Price gap with Dubai

The simplest driver is value. ValuStrat’s average RAK apartment was about AED 1.19 million in Q2 2026. In Dubai, ValuStrat put the average apartment at about AED 1.85 million in Q1 2026. Buyers priced out of Dubai’s beachfront look north.

The table shows ValuStrat’s Q2 2026 figures. These are averages across the emirate’s main freehold communities; individual waterfront units can sit well above them.

Cavendish Maxwell’s H1 2026 data tells the same story: apartment prices up 6.5% and villa prices up 5.8% on a year earlier, with small declines in Q2. Ready property sales reached about AED 625 million in the first half. Growth is real, but the quarterly numbers show the market has stopped running.

Where can foreigners buy property in Ras Al Khaimah?

Non-GCC nationals can buy freehold in designated investment areas. The main ones are:

AreaTypical stockQ2 2026 change (ValuStrat)Who it suits
Al Marjan IslandApartments, some villas, resort-styleApartments +9.4% a yearHoliday lets, buyers betting on the resort
Al Hamra VillageVillas, townhouses, apartments, golf and marinaVillas +6.2%, apartments +3.5%Families, long-term tenants, residents
Mina Al ArabWaterfront villas and apartmentsVillas +3.0%, apartments +2.3%Lifestyle buyers, quieter living
Dafan Al Nakheel and city areasApartmentsNot separately indexedBudget-led yield buyers

Al Hamra is the most established community, with a golf course, marina and a settled resident base. Al Marjan Island is the growth story, and the most exposed to both the upside and the supply risk. Mina Al Arab is quieter and more residential. Always confirm that a specific building sits within a designated area before you reserve.

What rental yields can you expect?

ValuStrat’s average gross yield of about 5.3% is a fair starting point for long-term lets. Cavendish Maxwell reported rents up around 7% for apartments and 8% for villas in H1 2026, although apartment rents eased 1.4% in Q2.

Holiday lets on Al Marjan Island can earn more in season, but they need a holiday home permit, furnishing and active management, and occupancy in the hot months is thin. Always model net figures after service charges, management fees and void periods. The method in our Dubai rental ROI guide works just as well in RAK.

The supply risk you need to price in

This is the part of the Ras Al Khaimah real estate story that brochures skip. Cavendish Maxwell expects around 13,800 new homes by 2028, with 7,500 of them in 2028 alone. For a market of RAK’s size, that is a lot of keys arriving within 12 to 18 months of the resort opening.

Cavendish Maxwell itself warns that more supply will mean more competition between developments and more measured price and rent growth. Our reading:

  • Units handing over in 2027 and 2028 will compete with each other for tenants and resale buyers.
  • A further delay to the resort would push demand back while supply keeps arriving.
  • Off-plan resale in the same towers as ongoing developer sales is hard, because the developer usually wins on payment plan.

Who does Ras Al Khaimah suit?

  • It suits: buyers who want beach and mountain living at a lower entry price than Dubai; long-term holders who can ride out the 2027 to 2028 supply wave; families who plan to live in an established community.
  • It suits less: short-term flippers expecting another year like 2024; buyers who need deep resale liquidity quickly; anyone whose whole case rests on the resort opening on time.

How to buy property in Ras Al Khaimah as a foreigner

  1. Choose a designated area and check the building’s status, handover date and service charges.
  2. Reserve with a deposit and a signed reservation form. For off-plan, check the developer’s escrow arrangements.
  3. Sign the sale and purchase agreement. Read the payment plan, handover penalties and resale conditions.
  4. Arrange finance if needed. UAE banks lend to non-residents on stricter terms than to residents.
  5. Register the transfer with the Ras Al Khaimah Land Department. Transfer and registration fees differ from Dubai’s and depend on whether the unit is off-plan or ready; confirm the current figures before you budget.
  6. Apply for residency if eligible: AED 2 million of property can support a 10-year Golden Visa under the federal rules, subject to the conditions on mortgages and off-plan.

Frequently asked questions

Is Ras Al Khaimah a good place to invest in property in 2026?

It can be, for the right buyer. Values rose 5.4% year on year in Q2 2026 and gross yields average about 5.3%, with the Wynn resort as a clear catalyst. The main risk is supply: around 13,800 new homes are due by 2028. Long-term buyers in established areas are best placed.

When will the Wynn Al Marjan Island resort open?

Wynn now plans to open the resort in September 2027, later than the early 2027 date given before. In August 2026 the company also raised the budget by about USD 600 million, taking the total to around USD 5.7 billion, citing disruption linked to the regional conflict and higher construction costs.

Can foreigners buy freehold property in Ras Al Khaimah?

Yes, in designated investment areas. The main freehold communities for international buyers are Al Marjan Island, Al Hamra Village and Mina Al Arab, with apartments also available in areas such as Dafan Al Nakheel. Ownership is registered with the Ras Al Khaimah Land Department. Always confirm a building is within a designated area.

How much does property cost in Ras Al Khaimah?

ValuStrat put the average value at about AED 1,006 per sq ft in Q2 2026. The average apartment was around AED 1.19 million and the average villa around AED 2.31 million. Waterfront units on Al Marjan Island and larger villas in Al Hamra and Mina Al Arab sit well above these averages.

What rental yield can I get in Ras Al Khaimah?

Average gross yields were about 5.3% for both apartments and villas in Q2 2026, according to ValuStrat. Rents rose around 7% to 8% in the first half of 2026, though apartment rents eased in Q2. Holiday lets can earn more in season but need a permit and active management.

Can I get a UAE Golden Visa by buying property in Ras Al Khaimah?

Yes. The federal Golden Visa for real estate investors applies to property worth at least AED 2 million, and this includes Ras Al Khaimah. Off-plan purchases from approved developers can count, and mortgaged property is subject to conditions set by the authorities. Confirm the current treatment of your purchase before you sign.

Get a clear read before you buy in the north

Ras Al Khaimah has a genuine story, but not every unit on Al Marjan Island shares in it. The difference between a sound purchase and a crowded purchase is often the building, the handover year and the price you pay against what else is launching nearby.
