Branded Residences in Dubai and Abu Dhabi (2026): Premiums, Costs and Whether They Are a Good Investment

Branded residences in Dubai and Abu Dhabi are homes built with the name, design standards and services of a hotel or luxury brand, and they sell at a large premium. CBRE puts the average premium over non-branded units at 64% in Dubai and 87% in Abu Dhabi, although much of that gap reflects better locations and specifications, not the brand alone. They can be a good investment when the brand, the operator agreement and the service charges hold up to scrutiny, and a poor investment when you are paying for a logo on an average building.

Dubai is the world’s largest branded residence market. Savills counts 64 completed schemes and 87 more in the pipeline in the city, more than any other city in the world. Abu Dhabi is smaller and more selective, with most schemes on Saadiyat, Yas and a handful of waterfront districts. Together they offer more choice than ever, which makes careful selection essential.

This guide explains what you actually pay for, what it costs to own, how branded homes resell and rent, and how to judge a scheme. It does not recommend named projects. This guide was updated on 18 September 2026.

Branded residences in Dubai and Abu Dhabi: key facts

  • Market size: Knight Frank counted 903 branded residence schemes worldwide at the end of 2025, with Dubai the leading city market and the Middle East holding 25% of the global pipeline.
  • Premium: CBRE reports average premiums of 64% in Dubai and 87% in Abu Dhabi over non-branded units. Savills’ global research puts the like-for-like premium at around 30% on average.
  • Buying costs: the Dubai Land Department transfer fee is 4% of the price. Abu Dhabi charges a 2% registration fee.
  • Off-plan protection: in both emirates, off-plan payments go into a project escrow account that can only fund construction.
  • Residency: a property worth AED 2 million or more qualifies the owner for a 10-year renewable Golden Visa.
  • Taxes: no personal income tax on rental income and no capital gains tax for individual owners.
  • Market context: the ValuStrat Dubai price index was 3.1% lower year on year in August 2026, after the regional conflict earlier in the year.

What is a branded residence?

A branded residence is a private home, sold freehold, that carries the name of a hotel, fashion, automotive or lifestyle brand. The brand does not usually build or own the project. A developer builds it and pays the brand for design input, the right to use the name and, often, an operator agreement under which the brand runs the building.

Around 70% of operational schemes worldwide are tied to hotel brands, according to Knight Frank. Hotel brands generally bring an operating team and a service standard. A non-hotel brand may bring design and prestige but no operational expertise.

The UAE headline figures compare branded units with the whole non-branded market. Branded stock is concentrated in the best waterfront and city-centre locations, with larger layouts and higher specifications, so part of the gap would exist without any brand at all. Savills’ figures compare like with like and point to a pure brand premium of roughly 24% to 54% depending on the type of market.

What this means for you: when you evaluate a scheme, compare its price per square foot with the best non-branded building in the same location, not with the city average. If the brand is adding more than 30% to 40% over a comparable prime new build nearby, ask what services justify it.

Branded residence vs prime new build: what you pay for

Many buyers weighing branded residences in Dubai and Abu Dhabi are really choosing between a branded apartment and a high-specification non-branded new build on the same waterfront. The differences are real, but they have a price.

  • Service: the branded unit comes with a trained operating team and a defined service standard. The non-branded building relies on a facility management company.
  • Consistency: the brand’s standards bind the building for the length of the agreement.
  • Resale audience: a recognised brand is easy to market to international buyers who have never seen the building.
  • Cost: higher purchase price and higher service charges, so the net yield is usually lower.
  • Control: owners may face rules on furnishing, rental and use that a non-branded building does not impose.

If you want a turnkey second home that is looked after while you are away, a branded residence often earns its premium. If you are buying purely for yield, a well-located prime new build usually wins on the numbers.

What does it cost to own a branded residence in Dubai or Abu Dhabi?

Buying costs

In Dubai, the Dubai Land Department transfer fee is 4% of the price, plus registration office charges. In Abu Dhabi, the registration fee is 2%. Agency fees, mortgage fees and, for off-plan, the developer’s admin charges come on top. On an AED 10 million purchase, the Dubai transfer fee alone is AED 400,000, compared with AED 200,000 in Abu Dhabi.

Service charges

Service charges are the cost most often underestimated. Branded buildings run larger staff teams and more amenities, so charges per square foot are typically well above those of non-branded buildings in the same area. In Dubai, service charges are approved through the Real Estate Regulatory Agency, and the Dubai Land Department publishes a service charge index you can check by building. Ask for the approved budget for the last 3 years, not a developer estimate.

Brand and operator fees

Some schemes add fees for brand services, a share of rental income in the rental programme, or charges for housekeeping and dining. Ask for the full fee schedule in writing before you reserve.

Ongoing tax

Individual owners pay no income tax on rental income and no capital gains tax on sale. Holiday home letting in Dubai requires a permit from the Department of Economy and Tourism.

Are branded residences a good investment in the UAE?

They can be, under 3 conditions.

  1. You buy at a justified premium. The investment case rests on the premium you pay being recoverable at resale. A modest premium over the best comparable building is defensible. A large premium over an average building rarely is.
  2. The brand is committed for the long term. Check the length of the brand licence and operator agreement, and what happens if it ends. A branded residence that loses its brand becomes an expensive non-branded building.
  3. The numbers work after service charges. Branded homes typically achieve higher rents, but higher service charges eat into that. Work out the net yield, not the gross.

The wider market also matters. Dubai prices rose steeply between 2022 and 2025, and Fitch Ratings forecast a correction as record supply is delivered. The regional conflict that began in late February 2026 added uncertainty: transactions fell sharply in March, and by August 2026 the ValuStrat index was 3.1% lower than a year earlier, although 61% of freehold apartment communities held their values that month. Prime and branded stock has historically been more resilient than the mid-market, but it is not immune. Dubai offers more choice and faster resale, but also more competing stock. Abu Dhabi offers scarcity, lower transaction costs and a calmer market, with fewer buyers when you sell. See our comparison of Abu Dhabi and Dubai off-plan and population trends.

Resale and rental: how branded homes perform

On resale, branded residences in Dubai and Abu Dhabi benefit from brand recognition among international buyers. The risk is concentration: where several branded towers launch in the same district, resale units compete with each other and with developers’ remaining stock.

On rental, branded homes attract executives, long-stay families and holiday guests willing to pay for hotel-style service. Operator rental programmes are convenient but usually take a larger share of income than a long lease. For benchmarks, see our guide to rental ROI in Dubai.

How to evaluate a branded residence: a checklist

  • Developer track record: delivered projects, delays and build quality.
  • Brand agreement: length, renewal terms, and whether the brand operates the building or only licenses its name.
  • Escrow and registration: confirm the project and its escrow account are registered with the Dubai Land Department or, in Abu Dhabi, on the Dari platform.
  • Price per square foot: compared with the best non-branded building nearby.
  • Service charges: approved budgets and history, plus any brand or operator fees.
  • Rental rules: whether you are required to join a rental programme, and on what terms.
  • Supply nearby: other branded towers launching in the same district.
  • Exit: who will buy the unit from you in 5 to 10 years, and at what premium.

Our guide to what defines a successful off-plan investment in the UAE covers developer due diligence in more depth.

Who are branded residences best suited to?

  • Second-home owners who spend part of the year in the UAE and want the home run for them while they are away.
  • Families relocating who value security, service and amenities from day 1.
  • Wealth preservation buyers who prioritise quality and brand recognition over maximum yield.

They are a weaker fit for yield-first investors or anyone who may need to sell within 2 to 3 years.

Frequently asked questions

Are branded residences a good investment in the UAE?

They can be, if you buy at a premium that is justified against comparable prime buildings, the brand agreement is long and secure, and the net yield works after service charges. Branded homes resell well to international buyers, but they are not immune to market cycles. In 2026, with prices easing and more supply arriving, selection matters more than ever.

How much do branded residences cost in the UAE compared with normal homes?

CBRE reports average premiums of 64% in Dubai and 87% in Abu Dhabi over non-branded units. Those headline figures include the effect of prime locations and higher specifications. Savills’ like-for-like research puts the pure brand premium at around 30% globally, and higher in emerging markets. Always compare against the best non-branded building in the same area.

What are the ownership costs of a branded residence in the UAE?

Expect a 4% transfer fee in Dubai or a 2% registration fee in Abu Dhabi on purchase, then annual service charges that are usually well above non-branded buildings. Some schemes add brand, operator or rental programme fees. There is no annual property tax, no income tax on rent and no capital gains tax for individual owners.

Is a branded residence better than a prime new build?

It depends on your goal. A branded residence offers a defined service standard, consistent upkeep and strong appeal to international buyers, which suits second-home owners. A prime non-branded new build in the same location usually costs less to buy and to run, so it often delivers a better net yield for investors focused on income.

Can I get a UAE Golden Visa by buying a branded residence?

Yes, if the property is worth AED 2 million or more, which most branded units in Dubai and Abu Dhabi exceed. The Golden Visa for property investors is a 10-year renewable residence permit that can include your spouse, children and parents. Mortgaged properties can qualify with proof that at least AED 2 million has been paid.

Should I buy a branded residence in Dubai or Abu Dhabi?

Choose Dubai for choice and resale liquidity, with the world’s largest branded market and a deep pool of international buyers. Choose Abu Dhabi for scarcity, lower transaction costs of 2% and a quieter lifestyle on Saadiyat, Yas or Al Reem. Abu Dhabi’s resale market is thinner, so plan for a longer holding period.

Buy the building, not just the brand

A branded residence can be the most comfortable way to own a home in the UAE, or the most expensive way to own an ordinary building. The difference lies in the brand agreement, the service charges and the price against the best alternative next door.
