Golf Estate Mauritius: Where to Buy a Golf Home and What It Costs (2026)

Property in Bel Ombre, Mauritius

The best golf estate Mauritius offers is found in 4 areas: the East around Beau Champ and Belle Mare, the South around Bel Ombre, the West around Tamarin, and the North around Mont Choisy. Foreigners can buy golf estate homes through the estate’s IRS, RES or PDS status, pay 5% registration duty, and receive a residence permit with a purchase of USD 375,000 or more. On LIVERIA’s September 2026 inventory, West coast homes run from EUR 285,000 to EUR 5,350,000, and East coast homes from EUR 500,000 to over EUR 6,000,000.

Mauritius has around 13 golf courses on an island 65 km long, and about 10 of them have 18 holes or more. Several are wrapped in residential estates, where villas and apartments sit along the fairways with security, landscaping and a clubhouse included. For many international buyers, a golf estate is the most complete version of island life: managed, safe and social.

This guide explains where the golf estates are, how buying works for foreigners, what they cost to buy and to hold, and what to check before you sign. It was last updated on 18 September 2026.

Where are the golf estates in Mauritius?

Golf in Mauritius mostly follows the coast, with a few courses inland. Here is how the island breaks down for a buyer.

The East: Beau Champ and Belle Mare

The East coast is often called the island’s golf coast. It has the highest concentration of 18-hole courses, including courses around Belle Mare, a course at Beau Champ and a course on the Île aux Cerfs island in the lagoon. Residential golf living here is centred on Beau Champ, where villas and apartments look over the fairways towards the lagoon. The East is quieter than the North and West, with large plots and some of the island’s longest beaches.

The South: Bel Ombre and Le Morne

Bel Ombre, on the wild South coast, has a 27-hole golf layout set on a former sugar estate, with residential villas around it. The course has hosted the Mauritius Open. Further west, the Le Morne peninsula has an 18-hole resort course set beneath the mountain. The South suits buyers who want space and nature more than nightlife.

The West: Tamarin and Black River

The West has an 18-hole course in the hills behind Tamarin, surrounded by a mature residential estate. Buyers here get the West coast’s dry climate, sunsets and access to Black River’s restaurants, schools and marina, with the golf estate set back from the busier beach areas.

The North: Mont Choisy and Roches Noires

Mont Choisy, a few minutes from Grand Baie, has an 18-hole course at the heart of a newer residential and mixed-use district. It combines golf with the North’s deep rental market and full range of amenities. On the North-East coast, Roches Noires has a 9-hole course of par 3 holes within a residential village.

The Centre and southern uplands

Near Bois Chéri in the tea-growing uplands there is an 18-hole course with a residential estate, cooler and greener than the coast. In Vacoas, the Gymkhana club is widely cited as the oldest golf course in the Southern Hemisphere, although it is a members’ club rather than a residential estate.

How much does a golf estate home in Mauritius cost?

Golf estate homes are priced in line with the scheme villas and apartments of their region, with a premium for direct fairway frontage, sea views or a position near the clubhouse. The table below uses LIVERIA’s regional inventory ranges as a guide.

Can foreigners buy a golf estate home in Mauritius?

Yes. Most residential golf estates were built under the Integrated Resort Scheme (IRS), the Real Estate Scheme (RES) or the Property Development Scheme (PDS), all of which allow non-citizens to buy with EDB approval. Older IRS and RES estates no longer receive new approvals, so homes there are usually resales. Newer golf districts are generally PDS projects.

The rules that matter most:

  • Residency: a purchase of USD 375,000 or more carries a residence permit for as long as you hold the property. It is residence, not citizenship.
  • Payment: funds must arrive in Mauritius in foreign currency through a Mauritian bank and the notary.
  • Resale: you can sell to a citizen, a non-citizen or an eligible company or trust, after giving the EDB 30 days’ written notice.
  • Duty on first purchases in IRS and RES: buying directly from an IRS or RES company, the EDB guidelines set registration duty at USD 70,000 or 5% of the price, whichever is lower. Resales pay 5%.

Our guide to foreign property ownership rules in Mauritius covers each scheme in detail.

Buying a serviced plot on a golf estate

Some golf estates sell serviced plots so you can build your own villa. The EDB rules are strict. In an IRS project, a plot of up to 0.5275 hectares costs at least USD 350,000. In a PDS project, a non-citizen may buy only 1 plot of up to 2,100 m², and only if they already hold a residence permit under a scheme, an Occupation Permit or permanent residence. In both cases you must build within 5 years, and the plot cannot be resold until the house is complete.

What are the running costs of a golf estate home?

The purchase price is only part of the budget. Golf estates cost more to maintain than a normal apartment building, because the grounds are larger and the services are wider.

  • Syndic charges: cover security, landscaping, roads, lighting and shared facilities. They vary widely between estates and by home size, so ask for the budget and the last 3 years of accounts.
  • Golf membership: some estates include access for owners, others offer owner memberships at preferential rates, and some charge full green fees. Confirm the arrangement in writing, and check whether it passes to a buyer when you sell.
  • Clubhouse and services: restaurants, gyms and beach clubs may be pay as you go or charged through the syndic.
  • Insurance and maintenance: pools, gardens and cyclone-resistant fittings need regular care.
  • Management: if you let the home, management fees come off the gross rent.

There is no annual property tax on individually held residential property in Mauritius, which helps offset these costs. Our overview of the cost of buying property in Mauritius sets out the full acquisition budget.

Can you rent out a golf estate home?

Yes, and golf homes have a clear rental audience: golfers, families and long-stay visitors who want security and facilities. Tourist arrivals reached around 1.43 million in 2025, up 3.9% on the year, and golf draws visitors all year.

Under the EDB guidelines, owners in IRS, RES and PDS projects rent through the scheme company or a service provider it appoints. Short-term letting also needs the relevant tourism licence. As a guide, long-term lets in Mauritius return about 3% to 5% gross, and well-managed short-term lets about 5% to 9% gross. Golf estates in the North benefit from the deeper rental market around Grand Baie, while the East and South suit longer holiday stays. What to check before buying a golf estate home

Every golf estate Mauritius buyers look at will pass the brochure test. These are the checks that separate a good purchase from an expensive mistake.

  • Scheme status: confirm the estate’s IRS, RES or PDS approval and that the specific unit is covered.
  • Land tenure: check whether the land is freehold or State land. Since 2026, the seller pays an additional 10% duty on transfers of residential property on State land or Pas Géométriques to non-citizens.
  • Golf rights: get the membership terms, fees and transferability in writing.
  • Syndic health: review the budget, reserve fund, arrears and any planned special levies.
  • Views and future phases: ask for the master plan. A fairway view today can become a view of the next phase tomorrow.
  • Rental rules: confirm who may manage lettings and on what terms.
  • Build obligations on plots: if buying land, cost the villa and check the 5 year deadline and architectural guidelines.

Frequently asked questions

Where are the best golf estates in Mauritius?

The main residential golf areas are the East around Beau Champ and Belle Mare, the South around Bel Ombre, the West around Tamarin, and the North around Mont Choisy. There is also an estate in the southern uplands near Bois Chéri and a 9-hole course at Roches Noires. The best choice depends on whether you value beaches, rental demand or quiet.

Can foreigners buy property on a golf estate in Mauritius?

Yes. Most golf estates operate under the IRS, RES or PDS schemes, which allow non-citizens to buy with approval from the Economic Development Board. A purchase of USD 375,000 or more also gives a residence permit for the buyer, their spouse and children under 24, lasting as long as the property is held. Citizens can buy too.

How much does a golf villa cost in Mauritius?

It depends on the region and position. On LIVERIA’s September 2026 inventory, West coast homes range from EUR 285,000 to EUR 5,350,000, and East coast homes from EUR 500,000 to over EUR 6,000,000. Golf villas with fairway frontage or sea views sit towards the upper part of their regional range. Add 7% to 8% for buying costs.

Is golf membership included when you buy a golf estate home?

Not always. Some estates include golf access for owners, some offer owner memberships at preferential rates, and others charge green fees. The terms, annual fees and whether membership transfers to a future buyer differ from estate to estate. Ask for the arrangement in writing before signing, because it affects both your running costs and your resale value.

Can I build my own villa on a golf estate in Mauritius?

Sometimes. Some estates sell serviced plots under EDB rules. In an IRS project, a plot costs at least USD 350,000. In a PDS project, a non-citizen can buy only 1 plot of up to 2,100 m² and must already hold residence or an Occupation Permit. Construction must be completed within 5 years, and the plot cannot be resold before then.

Are golf estate homes in Mauritius a good investment?

They can be, for the right buyer. Golf estates offer security, managed grounds and a strong international resale market, and a USD 375,000 purchase gives residency. Returns are modest, at around 3% to 5% gross for long-term lets and 5% to 9% for well-managed short-lets. Higher syndic charges mean net yield matters more than headline rent.
